Project Management can be provided for works identified by PMA for which Scopes of Works and quotations have been provided by PMA or for works identified by building owners.
Our Project Management process includes
The project management will be undertaken in stages with stop points for reporting to the building owner/manager and for invoicing. The development of a Gantt chart and program will be developed in conjunction with the owner/manager once a commitment is made to the works.
The stages and expected costs are as follows with reporting provided to the OC at the end of each stage.
Stage 1 – Preparation
- Review of all reports,
- Site inspection to confirm work required
- Preparation of scopes of work
Stage 2 – Contractor tendering
- Determining the Contractor list
- Providing documentation and liaison with tenderers
- Site inspections with tenderers (where necessary)
- Receipt and analysis of tenderers
- Recommendation of preferred tenderer
Stage 3 – Contract Vetting
- Recommendation of preferred contractor
- Preparation of contracts
- Determination of invoice stages and amounts
Stage 4 – Arranging execution of Contracts
Project management will involve the following:
- Development of a works plan in conjunction with the Contractor, building owner/OC management and lot owners.
- Works Plan supported by a Gantt chart to monitor progress
- Adjustment of program if required due to unforeseen issues (weather, lot owner issues etc.)
- Inspection of works at stop points for conformity with scopes of works.
- Approval of stage invoicing
- Certifying the completion of works
